Terms and Conditions Cooling Period - 24 hours. In general, because of various local laws that govern the purchase and sale of real estate, when you make a bid online to buy a real estate property, you do not automatically create a binding contract between yourself and the seller. In fact, you are sending a message to seller that says, "If you accept my offering bid, I am willing to make you an offer in writing". In order to have a legally binding bid, there must be a contract signed by both parties (seller and buyer). For this, the following procedure is to be administered at the close of the auction; if the High Bid is acceptable to seller, the seller/listing agent will contact the highest bidder to discuss and execute legal documents. Only after the contract is signed by both parties (buyer and seller), is a binding bid created. If the highest bidder is unwilling, or unable to do the aforementioned within 24 hours (Cooling Period), the seller may choose at his/her own discretion to contact the previous bidders.
High Bid The High Bid is Subject to Seller's Acceptance. Inspection Report Seller - The Home Inspection Report is required at the point of signing a binding contract. Loan Approval Buyer - The Loan Approval in "writing" is required at the point of signing a binding contract. Due Diligence After the contract is signed, the buyer has 5 working days to do his due diligence.

Any action relating to this Agreement must be brought into the courts located in British Columbia, Canada, and you irrevocably consent to the jurisdiction of such courts.

Any such periodic special rates shall not effect the then existing rights and responsibilities of each party. To the extent that you qualify for any promotional rates or special offers offered by Real Estate Price Negotiator, these terms and conditions may be modified by the terms and conditions of the promotion or special offer. In such a case, the terms and conditions of the promotion, to the extent they differ from the terms and conditions expressed herein, govern.
Real Estate Price Negotiator reserves the right to alter, change, amend or delete charges at its sole discretion. Real Estate Price Negotiator further reserves the right to institute new services and charge fees in association with the provision of such new services as it deems appropriate.
Payment for posting the listing online is due in advance, unless specifically stated otherwise in the offer or promotion pursuant to which you have ordered or are ordering the Real Estate Price Negotiator services. All payments shall be made in Canadian Dollars.
Intellectual Property Real Estate Price Negotiator has certain Intellectual Property Rights in its software and websites, including copyrights and trademarks. You may not reproduce, duplicate, modify, copy, publish, republish, transmit, sell, resell, create derivative works, display or in any way exploit any content contained in the Real Estate Price Negotiator website except as may be specifically contemplated by this Agreement or another Real Estate Price Negotiator document. Except for the limited license rights set out herein, no other rights in or to any Real Estate Price Negotiator technology or Real Estate Price Negotiator Intellectual Property Rights are transferred or granted to you. All rights, title and interest in and to Real Estate Price Negotiator's technology and Intellectual Property shall remain the sole property of Real Estate Price Negotiator. You agree that you will not, directly or indirectly, reverse engineer, decompile, disassemble or otherwise attempt to derive any source code or other trade secret or other Intellectual Property Right of Real Estate Price Negotiator. Except as specifically permitted in this Agreement.
